I am planning to buy a plot but I am not a filer yet. What extra taxes will I have to pay as a non-filer?

As a non-filer, you will have to pay significantly higher taxes when purchasing property.
The Advance Tax under Section 236K of the Income Tax Ordinance is higher for non-filers compared to filers.
Currently, non-filers pay 3% as compared to 1.5% for filers at the time of purchase.
This rate applies to plots, houses, and other immovable property purchases above the exempt threshold.
Becoming a filer before purchase can help you save a substantial amount on these taxes.
